Some interesting trends have developed over the past year and are expected to continue through 2010. Kitchens and bathrooms continue to offer strong value along with converting attic spaces into spare bedrooms. Generally, families are focusing on remodeling their bathrooms; especially master suites, and converting attic spaces into spare bedrooms - the least expensive way to add conditioned living space. For many professional Remodelers, kitchens and bathrooms were remodeled, expanded, and updated more often during 2009 than at any other time during the last 25 years. This trend is expected to continue throughout 2010 as bathrooms and kitchens simply wear out and families need more living space. For many in this economic environment, adding space and updating tired bathrooms and kitchens is far more cost-effective than moving.
We can also help you take advantage of your empty attic spaces by converting them into bedrooms, bathrooms, game rooms, guest bedrooms, storage, etc. Attic conversations are a terrific and cost-effective option when you need more space.
The key to dust control is to minimize the introduction and creation of dust on the jobsite. Dust can be produced by almost all construction activities. Dust can be brought into the jobsite on materials and boxes. We perform several things to control and minimize dust.
We take care that everything that is brought to the jobsite is cleaned before it enters your house. During demolition phases, the room in which the work is taking place will be sealed off from the rest of the house. Securely tape plastic over all door openings. This plastic should be taped to the walls and the floor so that the dust cannot escape between the door trim and the wall. We are careful and completely seal off any supply or return ducts, your furnace system may spread the dust throughout the entire house.
During construction aspects of the remodeling, we close all windows and doors near the construction area. Wind and drafts can carry airborne dust into your house. We seal off the construction area from the house by taping plastic around all openings leading to the construction area.
American Made Remodeling uses state of the art practices to control dust, we plastic door ways, and use special equipment to capture airborne particles. However no matter what, there will be a fine amount of dust that will escape the best made barriers. There is no 100% effective method, but I can say we have perfected our method to be better than most, feel free to ask when a representative is at your home and we will explain. It is one of our best kept secrets.
Our Design/Build Remodeling Process
The Design / Build method of project delivery can best be defined as “one-stop shopping” for the owner. By providing all the necessary design and construction services as well as sourcing cabinets, solid surfacing and other building materials, we offer a truly “one-stop” option to owners looking to simplify the remodeling process.
Our Design / Build Process is broken down into the following stages:
Initial Meeting
The process begins with a “no-charge” meeting where we discuss your goals, vision, budget and general scope of work. We explain our process and fee structure, present examples of previous work and answer any questions you may have. Based on this meeting, we then provide you with a Design Agreement and estimate for design services.
Design Development
During this stage, we first take necessary measurements, assess existing mechanical and any required structural changes and check city planning requirements and/or restrictions. We then develop scaled floor plans and preliminary schematic drawings, meet with you and revise the project design based on our discussions and budget until you sign-off on the final design.
Contract Documents & Bid Phase
We then take the design drawings and develop a set of construction drawings to be used for permitting and bidding. Architectural, engineering, Title 24 and 311 reports (if applicable), are addressed as well as subcontractor bids, costing and preparation of a budget of expected costs for all construction and furnishings. Products and finish materials selection begins and a Construction Agreement is prepared.
Construction
Once all construction permits are procured, we provide you with a detailed production schedule. Our project management team and qualified craftsmen will complete your project in a professional manner. We will meet with you often and keep you updated on the progress of your project. Upon completion of the punch list walk-thru and final payment, we conclude the project by providing you with a complete spec book and performance survey.
